This is where the journey begins. Together with you, we will discover where you want to live, your design preferences, lifestyle requirements, timeline, financial feasibility and budget. We will introduce you to our services, processes and the Laratta team. Ultimately, the value of our building process is actualized when you can say that you "Love Where You Live".
2.
Helping You Land Your Location
Location, location location. Where you live is the most important decision that you will make in this process. Whether it is a lot that you own, or a lot that we have in our inventory, we will help you assess the building potential and how the lot meets your needs. If you have no location, the Laratta Land Team, licensed real estate professionals, have an exclusive buyer process in place to help you "land" that ideal lot.

Architectural Design Process
After land comes new home design. Our award winning design team is compromised of some of the most recognized architectural designers in Western Canada. Let our team help you crystallize your design inspirations into a new home customized to meet your lifestyle needs. We welcome your own architectural designer and will consult with you and the designer during the design process.
4.
Budget and Contract
At the Architectural Design Development Stage, we will discuss budgeting and contract with you. Applying our Platinum Specifications to your newly design plans, the Laratta team sends out for tender these documents to our preferred trade partners who will work diligently to win your project. Fixed Price or Cost Plus, we will work together to determine what is best for you. No contract is firm until you have accepted the final budget.
5.
Interior Design
The Laratta Interior Design team will work with you to create an interior design specification based on your design inspirations. From "palettes to plates", none of your details are overlooked by our interior design team.
6.
Build, Renovate and Landscape
This is where the magic happens! The Laratta Project Management Team, together with you and our expert trade partners, will action the construction of your new home. Communication is key and you will have access to the Laratta team both in person and through our online customer portal.
7.
Warranty
We work with the Alberta New Home Warranty Program to provide you with a 1/2/5/10 year warranty coverage on your new Laratta home. In addition, your insurance includes "peace of mind" coverage such as deposit protection and accomodation expense coverage, if you desire. Laratta is proud to have received ANHWP's "Golden Hammer" Award of Distinction for over 40 years of building homes that outlive the warranty.
